Simple Habits That Prevent Big Problems

Most maintenance issues don't start as emergencies — they start small and get ignored. These tips help you stay ahead.

HVAC & Air Quality

  • Change air filter every 30 days (set a phone reminder)
  • Keep vents and registers clear of furniture
  • Keep thermostat set to 78°F or below when home in summer
  • Don't set A/C below 68°F — can freeze the unit
  • Report any unusual noises from the A/C unit promptly
  • Keep outdoor A/C unit clear of debris and plants

Plumbing & Water

  • Never pour grease or oil down the drain
  • Use a drain catcher to prevent hair clogs
  • Know where your main water shutoff is located
  • Report drips immediately — small leaks become big ones
  • Don't flush wipes, paper towels, or feminine products
  • Run cold water 15 seconds before and after using the disposal

Electrical & Appliances

  • Don't overload outlets or use daisy-chained extension cords
  • Test GFCI outlets monthly (press TEST then RESET)
  • Clean dryer lint trap before every load
  • Clean refrigerator coils annually for efficiency
  • Report flickering lights or burning smells immediately
  • Replace smoke and CO detector batteries annually

Exterior & Grounds

  • Keep trash cans away from the home to deter pests
  • Report standing water — Florida mosquito & mold risk
  • Don't let landscaping touch the home's exterior walls
  • Rinse off salt air from windows and surfaces monthly
  • Keep patio drains clear of leaves and debris
  • Report any cracked sidewalks or uneven surfaces

Hurricane & Storm Season

  • Know your evacuation zone — St. Johns, Flagler & Duval County Emergency Management
  • Keep a 3-day emergency supply kit in the home
  • Bring in patio furniture and loose items before a storm
  • Report roof damage or water intrusion immediately after storms
  • Do not use generators indoors — carbon monoxide risk
  • Keep renter's insurance active year-round

Pest Prevention

  • Seal food in airtight containers — Florida attracts pests quickly
  • Don't leave dishes in the sink overnight
  • Report any pest sightings promptly via maintenance request
  • Keep garage doors closed when not in use
  • Check window and door screens for gaps or tears
  • Don't leave pet food out overnight
